Concrete tile is the classic South Florida roof, and Westlake Royal's US Tile® line is one of the most common we install. Three profiles cover almost every home style:
Barcelona 900: Spanish barrel look
Barcelona 900 is designed to reflect classic Spanish and mission architecture, with the deep, rounded barrel look you see on Mediterranean Revival homes from Coral Gables to Palm Beach. It's the go-to when you want a traditional tile roof. Colors include blends such as Avalon Beach, Barbados, Brown, Burnt Mission, California Mission and Casa Grande.
Villa 900: a lower, softer S-tile
Villa 900 gives a tile look with a lower profile than Barcelona, a good fit for transitional and Florida ranch-style homes. Colors include Arbor Green, Buckskin, Desert Sage, Goldenrod and Mission Red.
Saxony® 900 Slate: flat tile with a slate look
Saxony 900 Slate is a flat concrete tile with a slate-like look, popular on modern and coastal homes and in HOAs moving away from barrel tile.
Why Westlake Royal concrete tile
- Class A fire rating and the strength and durability of concrete.
- Non-prorated, fully transferable limited lifetime warranty from Westlake Royal on US Tile concrete tile (terms set by the manufacturer).
- Wide color range to match HOA guidelines and the existing look of your community.
The underlayment is what keeps water out
On a tile roof, the tile sheds most of the water, but the underlayment beneath is the real waterproofing. Most leaks on older tile roofs come from failed underlayment, not broken tile. We install a self-adhered tile underlayment such as Polyglass Polystick TU Plus, set tile with approved adhesive or fasteners per the approval, and pay close attention to hips, ridges, valleys and walls.
Approved for South Florida code
In Miami-Dade and Broward (the High-Velocity Hurricane Zone), every roofing product must carry a current Miami-Dade Notice of Acceptance (NOA) and be installed exactly to it; elsewhere in Florida it needs Florida Product Approval. We confirm the current approval for your address before we order, install to it, and include it with your permit. What NOAs and the HVHZ mean →
HOA and color approvals
Most South Florida HOAs specify tile profile and color. We prepare the submittal with product approvals and samples so you get approved the first time. See tile roofing and luxury & estate roofing.

FAQ
What's the difference between Barcelona 900 and Villa 900?
Barcelona 900 has the deeper, traditional Spanish barrel look. Villa 900 is a lower, softer S-tile profile. We bring samples of both so you can see them side by side.
Is Saxony 900 a flat tile?
Yes. Saxony 900 Slate is a flat concrete tile with a slate-like look, popular on modern and coastal homes.
Can I switch from barrel tile to flat tile?
Often, yes, subject to your HOA's approval and the building's structure. We'll check and prepare the HOA submittal.
How long does a concrete tile roof last?
The tile itself can last for decades. The underlayment beneath is what wears out first, typically around 20 to 30 years, which is why we use premium self-adhered tile underlayments.
