What a maintenance visit includes
- Clearing leaves and debris from valleys, gutters and flat roof drains.
- Replacing cracked or broken tiles, or re-securing loose ones.
- Checking and resealing flashing, vents and pipe boots.
- Checking metal roof fasteners and seams.
- Looking for soft spots, ponding water and early signs of leaks.
- Photos of anything that needs attention, with a written estimate.
How often?
Once a year is a good rule for most roofs, ideally in the spring before hurricane season starts June 1. Homes under heavy tree cover, like many in Pinecrest, Coral Gables and Plantation, benefit from twice a year.
Maintenance helps keep warranties and insurance on track
Manufacturer warranties generally expect a roof to be reasonably maintained, and insurers look at roof condition. A record of regular maintenance with dated photos is useful to have.
