A stain on the ceiling doesn't always sit under the leak. Water can travel along the underlayment or a rafter before it drips, so a good repair starts with finding the actual entry point. That's where most of our repair time goes.
Common roof repairs we handle
- Cracked or slipped tiles. We replace broken concrete or clay tiles and re-set loose ones with approved adhesive or fasteners.
- Missing or lifted shingles after a windstorm.
- Flashing repairs at walls, chimneys, skylights and valleys, which are the most common leak points we see.
- Pipe boots and roof vents. Rubber boots crack in the Florida sun, and replacing them is a quick, inexpensive fix.
- Flat roof leaks: blisters, open seams and ponding water on modified bitumen and other low-slope systems.
- Metal roof fasteners and seams that have loosened over time.
Repair or replace? We'll tell you honestly
A repair makes sense when the damage is limited and the rest of the roof is in good shape. If we find widespread underlayment failure, rotten decking or a roof near the end of its life, we'll say so and show you photos. You make the call. Pouring money into repeated repairs on a worn-out roof rarely pays off.
What to do while you wait for us
- Put a bucket under the drip and move furniture and electronics out of the way.
- If the ceiling is bulging with water, keep people out from under it.
- Take photos of the ceiling and any debris on the ground for your records.
- Don't climb on a wet roof. Tile and metal are slippery, and it isn't worth the fall.
Roof Repairs FAQ
How fast can you come out for a leak?
Call (305) 900-8297 during business hours, Monday through Friday 8:30 AM to 4:30 PM, and we'll schedule the earliest visit we can. Once you approve the price, we schedule the repair within 48 hours, weather permitting.
Can you match my existing tiles?
Usually, yes. Many concrete tile profiles and colors are still made. For older or discontinued tiles we look for the closest match or use salvaged tiles from a less visible area.
Is a small roof repair worth it on an old roof?
Sometimes. A $300 pipe-boot fix on a 12-year-old roof is an easy yes. Repeated repairs on a 22-year-old shingle roof usually are not. We'll give you both numbers.
