Repair, restore or replace?
Not every tired commercial roof needs a tear-off. We start with a walk-through and photos, check for trapped moisture where needed, and give you options:
- Repair when the problem is local: a drain, a seam, flashing around an AC unit.
- Restore with a silicone or acrylic coating when the roof is worn but still dry and sound.
- Replace when there's wet insulation, damaged deck or widespread failure.
GAF commercial roof systems
For flat and low-slope roofs we install systems from GAF, North America's largest roofing manufacturer. Using one manufacturer's membrane, insulation and accessories together is what makes a roof eligible for a manufacturer system guarantee.
- EverGuard® TPO and EverGuard Extreme® TPO: reflective, heat-welded single-ply membranes. Extreme is GAF's enhanced-weathering TPO for high heat and strong sun.
- RUBEROID® SBS modified bitumen: multi-ply systems, including reflective EnergyCap™ cap sheets.
- GAF silicone and acrylic coatings: restoration systems for sound asphaltic and metal roofs, including HydroStop® for metal.
- EnergyGuard™ polyiso and tapered insulation: insulation and built-in slope to move water to the drains.
Manufacturer guarantees: GAF offers commercial guarantees ranging from material-only warranties to full-system guarantees covering materials and workmanship. The longer, full-system guarantees are available only through contractors GAF has certified for them, and they depend on the system installed. Ask us which guarantee options apply to your project, and we'll put them in writing in your proposal.

Do you work with property managers and boards?
Yes. We provide written, line-item proposals, insurance certificates, photo reports and schedules that a board or owner can review and approve.
Can you work while our building stays open?
Yes. We plan the job around tenants and residents: phased sections, safe access routes, daily clean-up and dry-in before we leave every day.
Do you offer maintenance plans for commercial roofs?
Yes. We set up scheduled inspections and maintenance visits with photo reports, so small problems get fixed before they turn into leaks or claims.
Do you pull permits for commercial work?
Yes. We pull the permit under our Florida roofing license and schedule the required inspections.
Should we coat our roof or replace it?
It depends on what's under the surface. If the membrane and insulation are still dry and sound, a coating can add years. If there's trapped moisture or damaged decking, replacement is usually the better money. We'll show you what we find.
