A roof coating is a liquid-applied membrane rolled or sprayed over an existing roof. It seals small cracks and seams and adds a bright, reflective surface. For the right roof, it's one of the best values in commercial roofing.
Is your roof a good candidate?
Coatings work on roofs that are aging but still sound. They are not a fix for wet insulation, rotten decking or a roof that's failing everywhere. Before we recommend a coating we:
- Walk the whole roof and photograph problem areas.
- Check for trapped moisture with core samples where needed.
- Look at drainage and ponding.
If the roof isn't a good candidate, we'll tell you and quote the replacement instead.
Silicone or acrylic?
- Silicone handles ponding water well, which makes it popular on flat roofs that hold water after rain.
- Acrylic is very reflective and cost-effective on roofs that drain well.
How the job goes
- Repair wet or damaged areas first.
- Pressure-wash and prime as the manufacturer requires.
- Reinforce seams, flashings and penetrations.
- Apply the coating at the specified thickness, with little disruption to the people inside the building.

How long does a roof coating last?
It depends on the product and thickness applied. Many systems are designed for roughly 10 to 15 years, and some can be recoated later to extend them again.
Is a coating cheaper than a new roof?
Usually, yes, because there's no tear-off and far less labor and disposal. It only makes sense if the roof underneath is sound.
Can you coat a roof that ponds water?
Silicone coatings tolerate ponding better than acrylics, but we'll also look at fixing the drainage itself.
