It depends on the size of the roof, the pitch, the roofing material and how much decking needs replacing. Shingle is usually the least expensive, followed by metal and tile. We give free, written, line-item estimates so you can compare apples to apples.

Yes. A re-roof in Miami-Dade, Broward and St. Lucie counties requires a permit and inspections. We pull the permit and schedule the inspections for you.

No. Most homeowners stay home or go about their day. We'll ask you to move vehicles out of the driveway and take fragile items off walls that share the attic.

Usually, yes. Many concrete tile profiles and colors are still made. For older or discontinued tiles we look for the closest match or use salvaged tiles from a less visible area.

The tiles themselves can last for decades. The underlayment beneath typically needs replacing sooner, often somewhere in the 20 to 30 year range depending on the product and installation.

Concrete tile costs less and comes in many colors and profiles. Clay tile holds its color longer and is lighter per square foot in some profiles, but costs more. Both perform well when installed to code.

If you're switching from shingle to tile, the roof framing must be able to carry the extra weight. We'll check, and an engineer may need to confirm it.

Yes. Shingles with a current Miami-Dade Notice of Acceptance are allowed and must be installed to that approval's requirements.

We don't. We tear off to the deck so we can inspect and repair the plywood and install underlayment correctly. It's also what the code expects in most cases here.

Over solid decking and underlayment, as residential metal roofs are installed, most homeowners find it no louder than other roofs.

No. Metal doesn't make a strike more likely, and if lightning does hit, a metal roof isn't combustible.

Typically 10 to 20 years depending on the system, maintenance and drainage. Roofs that pond water wear out faster.

Sometimes. A coating can extend the life of a membrane that is still dry and sound underneath. It won't fix wet insulation or rotten decking.

No. Wet tile and metal are slippery and storm-damaged roofs can have weak spots. Look from the ground, check the attic with a flashlight, and call a licensed roofer.
